The owner-occupied croft of Cunnister, Yell (registered with the Crofting Commission under Register of Crofts No Z2632) extends to approximately 1.21 hectares (approx. 2.9 acres). No dwellinghouse is included in the sale, however there is a small ruin on the land. The croft has the right to graze 14 sheep as part of the Sandwick, Sellafirth & Dalsetter Common Grazings (CG/Z/058).

As this is a registered croft, it is subject to the crofting regulations. It is not mortgageable and therefore only cash offers can be considered.

Prospective purchasers looking for more information about this should speak to their own solicitor, or contact the Crofting Commission at 4 Great Glen House, Leachkin Road, Inverness IV3 8NW.  Information about crofting can be found on the Crofting Commission website at: www.crofting.scotland.gov.uk/crofting-development.

Yell is the second largest island of Shetland and makes up one of the ‘North Isles’. Yell boasts a variety of costal sceneries, beaches, wildlife and history. It is linked to Mainland Shetland by a regular ferry service. Amenities on the island include the Junior High School, leisure centre and local shops.

To visit, from the Ulsta Ferry Terminal in Yell take the A968, taking a right at the junction to Cunnister and continue down the road. The land, which is on the right-hand side, is opposite the North Isles Motel.

Please note you should consult the Shetland Islands Council ferry timetable and make a booking when planning your visit.
