North House is a two bedroom former laird’s house situated in the rural, scenic area of Melby, Sandness. The house boasts uninterrupted views of the surrounding area of the Holm of Melby, including the sandy beach, pier and the island of Papa Stour. It is a great spot for watching the local wildlife.

Built in the 18th century, it is thought that North House preceded Melby as the seat of the Scotts when John Scott of Gibliston (Fife) inherited Melby, Vaila, and Foula in 1736.

Entering the vestibule, to your left is the lounge which has been neutrally decorated and features a log burner. To the right of the vestibule is the kitchen/dining room. The kitchen is unique in design as the main portion of kitchen is under the stairs. On the opposite side of the dining room is an Aga range cooker. From the kitchen stairs lead to two double bedrooms and a bathroom on the first floor.

The kitchen leads into the renovated part of the steading. There is a connecting hallway, with a large shower room and beyond that a large utility room. Stairs lead to a converted loft space above the utility room.

Externally, there is a single storey 10-bay steading which is aligned to the house adjoining the north gable. The part of the steading which has not been renovated presents a fabulous opportunity to redevelop and expand the property, subject to planning permission*. There is a west-facing wall the encloses the beautiful, mature and well-kept garden. Additionally, there is an east facing walled green.

Consideration should be given to the upgrading and modernisation of the property.
